The stated price includes:

• use of the freshwater swimming pool
• buffet breakfast (centralised location) in the June-to-September period.
• all furnishings
• change of towels and bed-linen twice a week
• daily cleaning (but not kitchen and dishes)
• normal water, gas and electricity consumption
• shuttle service to harbour and airport

On request:

• booking of direct flights from Milano, Bergamo, Venice, Bologna, Rome
• Car and scooter hire
• hire of rubber dinghies and boats
• 56k dial-up internet connection (the property does not have wireless facilities)

Discounts:

• 5% for stays of 2 weeks
• 10% for stays of 3 weeks
• 15% for stays of 4 weeks

Conditions:

• When booking, you are required to make a down payment of 30% of the full amount. The balance is payable 30 days prior to your arrival. Full reimbursement of the down payment is made only if you cancel at least 4 months prior to your arrival. If you cancel within three months, half of the down payment will be reimbursed. Under 3 months, no reimbursement is allowed.

• When handing over the keys, we ask you for a deposit of 500 euro, which can be paid by credit card or cheque and will be returned to you at the end of your stay, minus any additional costs (damage, water and electricity in excess of the agreed amount, additional cleaning, etc.). Full details are set out in the contract, which will be sent to you prior to confirmation.

• Guests are requested not to cause any disturbance and to respect the local flora and fauna.

• No pets are allowed.

• the accommodation may not be sub-let, directly or indirectly

For this year, we would strongly recommend that you make your bookings well in advance. We will check availability for the period requested and, if no accommodation is available, suggest alternative dates.
